Homeowners in Hastings-on-Hudson, Dobbs Ferry, Irvington, and Tarrytown ask the same timing questions every year. Here’s a straightforward FAQ on listing in autumn — with local numbers and what the major realtor associations say about the season.

When is the best time to list a home in the Rivertowns?

There isn’t one perfect month for every house. Spring and early summer usually bring the most showings and contracts. Autumn (roughly September–November) is also a strong option — especially if your home will be ready then and you’d rather not wait until March.

Is autumn too late in the year to sell?

Not in these villages. Looking at four years of local activity (2022–2025) in Hastings-on-Hudson, Dobbs Ferry, and Irvington:

  • Fewer new listings — autumn new listings ran about 40–45% below spring, so there’s less competition from other fresh listings.
  • Buyers are still active — homes still went under contract in autumn at roughly half to four-fifths of spring’s pace.
  • Prices have often held — in three of the last four years, autumn median sale prices for these villages combined were at or above spring. Small samples can swing, so treat that as “fall isn’t automatic discount season,” not a guarantee.

Why do some people prefer spring?

More daylight, nicer open-house weather, and families trying to move before the school year. That drives higher traffic. More traffic also means more competing listings. Autumn is quieter on both sides of that equation.

What do realtor associations say about fall?

The National Association of REALTORS® notes that later in the year, the buyers who remain tend to be serious and ready to commit, with less frenzy than the spring peak. The New York State Association of REALTORS® has reported periods when fall pendings and new listings pick up statewide. Hudson Gateway / OneKey® market reports keep reminding us Westchester is hyperlocal — and often inventory-tight — so your street matters more than a national calendar rule.

What are the practical upsides of listing in autumn?

  • Less listing competition — fewer neighbors hitting the market at once
  • Motivated buyers — job moves, lease endings, and “settled by the holidays” shoppers don’t wait for April
  • Strong curb appeal — Rivertown fall foliage photographs well online and in person
  • Your timeline — if you’re ready to move, waiting six months for “ideal season” has a real cost

An honest caveat

If your only goal is maximum foot traffic, spring can still be ideal. Autumn under-contract counts can run softer than spring, so pricing and presentation matter. Autumn isn’t a consolation prize here — it’s a legitimate season to list when the house and your plans are ready.
